Soft Story Retrofit Program was signed in 2015, under Ordinance 183893, and updated in 2016, under Ordinance 184081. It aims at decreasing structural inadequacies of building structure and strengthening it. This will allow the building to withstand earthquakes. 

Yes, the deadline for the first SB-721 or SB-326 inspection is January 1st, 2025. Re-inspections must be completed every 6 years for SB-721 and every 9 years for SB-326. It is also required to complete an inspection before closing an escrow. 

SB (Senate Bill) 326, signed by Governor Gavin Newsom in 2019, a year after SB-721 had been signed.

The Bill requires an inspection of exterior elevated wood-framed elements (EEEs) of over six-feet-elevated condominiums or multi-family buildings managed by HOAs (Homeowners’ Associations).

SB-721 is a Senate Bill, signed by Governor Jerry Brown in 2018, in response to the 2015 Berkeley balcony collapse.

The Bill requires an inspection of exterior elevated wood-framed elements (EEEs) of 3+unit apartments and commercial buildings, such as decks, balconies, porches, stairways, catwalks, railings, walkways, and entry structures, that are elevated over 6 feet above the ground.
